Real estate buy or sell? Nobody can accurately predict where the market will go but here are facts and our advice. What does this mean to the average home seller and buyer? That there’s something for everyone in Naples in every price range. It’s important to make sure that you follow these simple steps if you’re thinking of buying or selling a home in this market.
If you’re a seller, you want to make sure that you take care of the little projects around the house that will spruce it up. You probably don’t need to repaint the entire exterior and interior but pressure washing goes a long way as do fresh plantings and mulch. A well maintained and attractive yard is the first thing that a prospective buyer will see upon coming to your home. Your front door should be fresh looking, either freshly painted or cleaned. The interior of your home should be well lit for all showings so that buyers can see the amenities of your home regardless of whether or not it’s a sunny day. It’s well worth the investment to have a cleaning service come and do a deep cleaning of your home to get your home to the level of extra cleaning (we can refer you to some great cleaning services). Remove and store clutter as best as you can. A potential buyer isn’t buying your personal items so they shouldn’t be on display. It’s a good idea to depersonalize your home, removing family photos, boxes, knick knacks and items that just get in the way of fully seeing your home and the potential that it has for the next family. Remember, you want to move to a new home so it’s ok to have your current home not look like your home any more. You’re moving on!
If you’re real estate buy, you want to make sure that you’re working with a reputable lender to get preapproved for a loan. You’ll need to have your paystubs, tax returns, and a good credit score to get the best possible terms. After all, this is probably going to be a 5-7 year commitment that you want to get the lowest possible rate for and you’ll need to put your best foot forward. Once the lender tells you what you qualify to borrow, you’ll need to work with an agent you trust. We suggest that you interview several and go with the agent that you feel will work the hardest, is well informed and knowledgeable as well as accessible. It goes without saying that we feel that we fit the bill but feel free to talk to others. Your agent should be easily reached by phone/email/text and should be setting you up with a property search to send you updated listings. The agent you use should have a website that you can easily access and find your next home or have a program that sends you regular updates. If you’re considering any large or unusual purchases during the time that you’re looking for a home, please contact your loan officer and/or agent and run that by them prior to making those purchases. Often, you’re excited because you have a home under contract but you should hold off on buying furnishings until after closing especially if your numbers are close.
