- A clean house is easy on the eyes and nose. After living in a home often owners can no longer see the clutter and don’t smell the odd aromas that may accumulate in a home. We suggest taking a step back, looking at your home through someone else’s eyes and then getting it clean whether personally or through a service. And just before showings, light a candle to neutralize odors. Your home is now in competition with many others and you want your home to win a contract for the most money so give it the tools it needs!
- Take the personality and family personalization out of your home. You’re not going to live there anymore and your personal photos/memorabilia shouldn’t be out during showings. Also, unusual paint colors, unconventional wall paper and small design issues which can be easily mitigated should be neutralized as much as possible. You’ll want to pack up knick knacks, distracting oddities, clear counters, and make the home look as much like a model home as possible.
- Light and bright wins the day! When you get a call to show your home, make sure the lights are on and that the blinds/curtains are drawn. Buyers love to see bright and light homes that are sparkling clean, smell great and are ready to move in. It’s easier for them to envision themselves in your home if it’s not full of your personality, family and dark.
- Overstuffed rooms look smaller than they really are and no one wants to spend time in closed in areas without much light. If you’ve got too much furniture or have an office in a closet, get a storage unit to take these items out during the time your home is listed. If it looks like you don’t fit in the home, a buyer is going to wonder if they will fit in the home. It’s important for your home to appear as big as possible and that will bring you the most money.
- Furnishings can really date a home but with some fresh, fun accessories, it can look more updated and move in ready. An accent wall can add a lot to a home and highlight some of the better features that buyers might otherwise miss.
- Go for a walk. Don’t be there when buyers come to view your property; it’s just not necessary, conducive to a good showing or for the buyers to feel comfortable remarking about your home. Let the buyers come into the house, spend as much or as little time as they want to, make themselves comfortable and have the time to decide if they’d like to make an offer.
