Your home inspection is one of the most important parts of the real estate transaction. Here are some hints and tips about hiring a home inspector who will do a good, through job for you and assist you with making a good decision in your new purchase.
First and foremost, you want to make sure that your inspector is licensed to practice in the state you’re purchasing a home as well as that your inspector carries insurance. Second, the inspector should be affiliated with a professional organization such as NAHI (National Association of Home Inspectors) or NIBI (National Institute of Building Inspectors) or ASHI (American Society of Home Inspectors). Your third step should be to verify that there are no complaints against your inspector with the state licensing board or that if there were any, that they were dismissed without merit.
Once you narrow down which inspectors have made the cut, it’s a good idea to ask for references and call the references. Some good questions to ask include whether they were satisfied, if the inspector caught all the major issues or if others popped up after closing and if they would use that inspector again.
Finally, you should ask your inspector a few more questions. First, whether or not you can be there at the inspection (always a good idea and you’ll learn a lot about the property you’re purchasing). Second, the amount of time for the inspection(s) as you may be having a base inspection, radon & mold inspections, chinese drywall inspection, etc. Usually inspections take a couple of hours depending on what you’re having done, the size of the home and the issues that may present themselves. Third, ask the inspector if they repair the issues that they find themselves. If they do, this is probably not the inspector for you as that’s a conflict of interest. Fourth, make sure that the inspection company provides you with a detailed written report. You’ll need that in order to go back to the seller for any repair requests.
