As we move into a sellers market every homeowner should be thinking about how to increase property value for the properties that they own. Here are a few simple tips:
- First and foremost, the roof is the most important. Roofs are expensive to install and it’s best to make sure that if you have a leak that you address it ASAP before other issues arise creating more costs.
- Repair… make any repairs that are necessary for the maintenance of your home.
- Reduce, reuse and reorganize… i.e. declutter. It’s always a great time to donate to charity unused items and clothing.
- Lighter, brighter, happier… window coverings make a huge difference. Go with some shutters, shades or blinds that allow light in and accentuate your decor.
- Green = cash. Replace windows with energy efficient ones, replace water heaters, light bulbs, insulate. These things will save you money and make you money when you go to sell.
- Worn and torn has to go. Carpeting should be fresh, wood floors should be refinished and clean goes a long way too.
- Kitchens and bathrooms… need we say more? Lighter colors for cabinetry, quartz based counters or granite counters, update the sink or just change out the knobs. A little can go a long way to modernize and refresh a home. In the bathrooms, double sinks are a top request and walk in showers are a great value also.
- Curb appeal is crucial. If it doesn’t look good from the street, the buyers may not even make it in. Weeding (with eco friendly weed killers which work just as good as the toxic ones), some low maintenance plantings and a new coat of paint on the front door… you’re ready to go!
