Updated 2021 Naples Market Update

Here’s an infographic to break down the Naples Florida real estate market for you:

We are continuing to see a marked decline in inventory and demand remains strong. The number of sales is at a record high and the median closed price is up as well.

We pride ourselves on finding the “tipping point” for pricing… the number that will bring in buyers and offers without leaving your valuable dollars on the table. With over 450+ sales, we’ve worked hard to learn the market, maximize your investment and on the buy side, negotiate aggressively to get you the best deal we possibly can.

It’s still a sellers market in Naples Florida but there are properties for those buyers who want to relocate to one of the best places to live in the USA.

March’s record setting real estate activity included 1,851 closed sales, $1,582,474,997 in total sales volume, and 60,147 showing appointments. Now March 2021 is the highest performing month on record over the last 13 years (which is how long these metrics have been tracked by Naples Area Board of Realtors).

Median closed prices in March increased 12.2 percent to $415,000 (the highest median price increase month/month on record since 2008) from $370,000 in March 2020. In March 2021, there were just 1,819 homes in inventory (the lowest it has been since 2014), which was a 73.2 percent decrease from 6,795 homes in inventory in March 2020. Note however, that most of the increase in the median value are due to the $2 million+ range homes. Pending sales (homes under contract) activity in March also set new records, with a 152.7 percent increase to 2,469 pending listings from 977 pending listings in March 2020.

Advice for buyers

Get a mortgage pre-approval – most offers won’t be considered without one

Be ready to make a competitive offer – there may be multiple offers

Be available to view a home at the seller’s convenience

Stay connected and respond quickly when we send you a new listing

Don’t fall in love with just one house: Have a second and third choice in mind in case you miss out on your first choice
