With today’s fast-paced market, if you’re not here in town, it can be next to impossible to view a property prior to it going under contract but we can help with that. Buying a home is a happy but stressful time; we’re focused on reducing your stress during that time. We’ve sold over 450 homes to buyers from all over the world, and a number of them haven’t been here to view the homes that they purchased. Here’s what we do for them.
How do I see the home when I’m out of town?
Technology is awesome these days. We visit the property and either FaceTime or video the property for you, answering any questions you may have and thoroughly review the property with you including the exterior. On your end, you can use Google Earth to see where the property is located relative to any amenities that you consider to be important in your purchase. We can also advise you about the amenities that you’re close to as well since we’ve lived here since 1995. If you decide to go forward, we run the comparable sales and assist you with making an offer that you’re comfortable with and that makes sense in the market.
What if I don’t like the home when I come down?
We do everything we can to make sure you’re comfortable with the property that you’re making an offer on but it’s important to be able to see it in person and decide whether it’s the right home for you. If you don’t like the home, no problem! We include a right to terminate in our contracts so if you don’t like the home, we can terminate the sales contract and you get your money back. When we are writing up the sales contract, we discuss this with you so that you can decide if that’s the route you’d like to take and if it works for you.
What else should I check out when buying remotely?
If schools are important, the Collier County School Board website will provide you with some great information to help with your decision. You’ll probably want to visit the Sheriff’s website to see what the local crime rates are in the area you’ve chosen. If the home is in an association, there may be social media groups as well that give you additional information on the area such as NextDoor. Collier County Parks and Recreation is also a great resource as well.
